The scale out here is unusual even for South Florida. Kings Point went up between 1973 and 1985 and holds roughly 7,200 condominiums, sold on resale. Lakes of Delray was built by Lennar between 1982 and 1994 and runs to about 1,400 units. The Villages of Oriole is not one community at all but eight separate age-restricted villages, Huntington Lakes among them, built by Oriole Homes through the 1980s.
That means an enormous number of similar units, all of a similar age, all reaching the same points of wear at roughly the same time. It is why we schedule West Delray in blocks. If we are already inside a village for one unit, the second and third on the same walkway cost you far less in trip time than booking them separately in three different weeks.
What Actually Breaks in a 1970s West Delray Condominium
After forty or fifty years the list is predictable. Front doors facing an open catwalk chalk and fade under direct sun. Sliding closet doors come off track. Palm Greens, Valencia Falls and the newer communities along Atlantic add more of the same mix.
The finishes here are later and the expectations are higher, so the jobs run longer: full interior repaints before a listing, cabinet and door painting, TV mounting on block, closet and garage shelving, blinds and rods on tall sliders, and exterior touch-ups inside the club's approved palette.
