Jupiter's stock spans four decades. Jonathan's Landing homes, villas, and condos date from 1979 to 2007, Admirals Cove was developed from 1986, Egret Landing from the late 1990s, and Martinique at Abacoa from 2005. Associations and access
Abacoa runs neighbourhood associations under an overall design code, so exterior colours, front doors, and visible fixtures follow published standards. Jupiter Farms is the exception with no association at all.
Four Jupiters in One Town
Jupiter covers about 23 square miles and it is really four places. East of the Intracoastal, the barrier island in 33477 is condos and waterfront homes taking direct salt. Central Jupiter in 33458 is Abacoa, Egret Landing, Indian Creek, and the neighbourhoods around Roger Dean Stadium and the FAU campus. Jonathan's Landing sits on 600 acres in the middle with more than a thousand homes, villas, and condos built from 1979 to 2007. Out west, 33478 is Jupiter Farms, acreage lots and a different life entirely.
We quote each one differently, because a 1981 villa on the water and a 2005 DiVosta home in Martinique need different anchors, different primer, and different lock advice.
Salt Air Off the Jupiter Inlet
The Loxahatchee River meets the ocean at the Jupiter Inlet, and everything within a mile of it lives in salt. Exterior door hardware on the barrier island and around the Bluffs corrodes years faster than the same hardware in Jupiter Farms. Keys start to bind, latch bolts stiffen, and hinges weep rust down a painted door.
The same air is hard on paint. Salt sits on exterior trim, humidity works behind failed caulk, and any coat applied over a damp or dirty surface lifts within a season. On the east side we wash, cut out failed caulk, and prime properly before topcoat, because shortcuts here fail in months rather than years.
Abacoa, Egret Landing, and the Late-1990s Wave
Abacoa was laid out as a walkable community with a main-street town centre, a civic centre, a village green, and Roger Dean Stadium at its heart, where the Miami Marlins and St. Louis Cardinals hold spring training. Its neighbourhoods went in through the late 1990s and 2000s, and Martinique was built by DiVosta in 2005 as a mix of single-family homes, townhomes, and larger estate homes.
Egret Landing, northwest of Abacoa, went up in the late 1990s and early 2000s with homes running roughly 1,800 to 3,800 square feet. Homes of that era are CBS on the outside, framed inside, and generally straightforward to work on once you know which wall you are drilling.
Jupiter Farms and Acreage-Lot Work
Jupiter Farms in 33478 is a different job from anywhere else in town. Properties sit on roughly 1.25-acre lots, many with barns, workshops, and detached buildings, and there is no association telling you what colour anything can be. That freedom shows up as long punch lists: a whole-house repaint one visit, shelving in the workshop the next, a keypad lock on the barn door after that.
Distance matters here too. Trips out to the Farms are worth batching, so we encourage owners to save up several items and let us do them in one scheduled block rather than calling for each small thing separately.
Seasonal Owners and Jupiter's Two Busy Months
Jupiter takes on roughly 10,300 seasonal residents, the second-largest seasonal jump of any place in Palm Beach County. That makes October and April the two months everything happens at once.
October is the open-up list: batteries in every smoke alarm and keypad, filters and bulbs swapped, the TV remounted, touch-up paint on the marks a summer of humidity left, and a rekey because the cleaner, the home-watch service, and a neighbour all had a key. April reverses it, plus storm prep before hurricane season starts on June 1. We book both months early because they fill.

What is different about painting an Abacoa home versus one in Egret Landing?
Mostly the rules, not the walls. Abacoa neighbourhoods follow a design code, so anything visible from the street needs approved colours and board sign-off. Egret Landing homes from the late 1990s are conventional CBS with framed interiors. Inside either one, prep drives the result: wash, patch, spot-prime, then coat.

Book for the week before you land. Can you mount a TV in a condo near the Marina at the Bluffs?
