Old Floresta, Pearl City and the Mizner-era east side
Old Floresta went up in the 1920s under Addison Mizner and still reads that way: rustic stucco, wrought iron balconies, pecky cypress ceilings and barrel tile roofs on an open street grid with no gate. Pearl City, established in 1915, is the oldest neighborhood in the city. These are not the houses to hand a generic crew. Stucco takes an elastomeric-compatible system, pecky cypress should be cleaned and sealed rather than smothered in latex, and a lot of the interior trim is real wood that has never been stripped.
Boca Villas, the Golden Triangle and Por La Mar sit close to Mizner Park and the Intracoastal, where salt air is a daily fact. Hinge screws, entry hardware and sliding patio locks corrode there faster than three miles inland. When we rekey or replace hardware on an east Boca door, we specify finishes that survive it instead of the cheapest cylinder on the shelf.
Camino Gardens, Tunison Palms and the 1950s to 1960s block houses
Camino Gardens was built on the site of the old Africa USA wildlife attraction from the 1950s, and its houses carry the neighborhood's signature white barrel or flat tile roofs. Tunison Palms, north of Palmetto Park Road and west of Dixie Highway, is mostly 1960s houses and has no association at all, which is rare in this county and worth knowing before you plan a repaint.
Housing from this era is CBS block with skim-coated interior walls, terrazzo or tile underfoot, and low ceilings by current taste. Every wall anchor is a masonry anchor. Old picture hooks and anchor holes show through a fresh coat unless they are filled and spot-primed. We plan for both instead of discovering them on the second coat.
Century Village, Boca Del Mar and the west Boca condo belt
Century Village at Boca Raton is roughly 7,500 condo units on about 700 acres in 33434, built between 1970 and 1995, most of them one or two bedrooms between about 600 and 1,560 square feet. Boca Del Mar in 33433 holds around 22,000 residents across everything from one-bedroom condos to large custom homes. Whisper Walk, north of Yamato Road, has 1,446 homes across five subdivisions built from the mid-1980s into the early 1990s.
That is a very large stock of fifty-year-old and forty-year-old units in a small radius, and the demand is relentlessly small-ticket: rekey after a resale, repaint a unit between owners, remount a TV, rebuild a closet, replace a sagging blind. Gated Boca: Broken Sound, Woodfield, Boca Pointe and Royal Palm
Boca Pointe covers about 1,200 acres and does not require club membership.
