Nassau Park is seventeen Cape Cod Colonial Revival cottages across two blocks of Nassau Street and was the city's first local designation in 1988. West Settlers, centered on Northwest Fifth Avenue, holds the story of the families who founded the town, with a school, three churches and a Masonic Lodge established there between 1895 and 1920.
The city calls the 1920s to 1940s its golden age of architecture, and the surviving stock shows it: Art Deco, Mediterranean Revival, Mission Revival and Streamline Moderne all within a short walk. These houses have real plaster, real wood trim and original hardware. Exterior changes in a designated district go through historic review, so plan the approval before the paint. Kings Point and the west Delray condo belt
Kings Point holds roughly 7,200 condos built between 1973 and 1985, split into three sections, Brittany, Flanders and Monaco, each with its own entrance and clubhouse. Lakes of Delray adds about 1,400 more. High Point of Delray was built between 1973 and 1984 with 370 condo homes. Villages of Oriole, Huntington Lakes and Rainberry Bay fill in around them. All carry Delray Beach postal addresses while sitting west of the city line in unincorporated Palm Beach County.
This is the single best concentration of small-repair work in the county, and it is relentlessly practical: rekey a unit the week it closes, repaint before the furniture arrives, put a TV back on the wall, fit grab bars and a handrail, rebuild a closet that has sagged, replace blinds that have gone brittle in the sun. Lake Ida, Osceola Park and the postwar block houses
Between the historic core and the western condos sit the neighborhoods most people actually live in. Lake Ida and Osceola Park are largely mid-century concrete block houses with skim-coated interior walls, terrazzo or tile floors and cased openings that have been painted many times over. Tropic Isle and Seagate run toward the water with the same block walls and considerably more salt exposure.
Block decides the trade. Every wall anchor is a masonry anchor, because there is nothing but block behind the finish. Old picture nails and anchor holes show through fresh paint unless they are filled and spot-primed. Wardrobes and bookcases get built in the room rather than carried through a narrow 1950s doorway. None of this is complicated, but skipping it is why so many mounts sag and so many walls look patchy.
Atlantic Avenue, the beach side and rental turnover
The 33483 blocks either side of Atlantic Avenue toward the beach carry a heavy rental and seasonal load, and that shows in the work. Turnovers need locks reset and a written key record, walls touched up between guests, furniture built or rebuilt, blinds and shelving replaced, and everything photographed for the owner or manager's file.
