Wellington's charter was created by House Bill 1439 in May 1995 and incorporation took effect on December 31 of that year, which makes it one of Palm Beach County's younger municipalities despite decades of homes on the ground. Before that it was governed by the Acme Improvement District, created by the Florida legislature in 1953 to handle water management out west, and Acme still exists as a dependent district sharing the village's governing board.

Cross into Olympia, Versailles, Isles at Wellington, or Binks Forest and you are back to approved palettes, gate lists, and vendor paperwork. We ask which one you are in before quoting exterior work, because in one case you pick the colour and in the other the board does.

Barn-Adjacent Homes and What They Do to a Punch List

Homes in Saddle Trail Park sit on lots of roughly one and a half to four and a half acres. Grand Prix Village and Palm Beach Polo run to estate scale around stables and rings. Living beside horses is dust, flies, boots, and traffic through a back door twenty times a day.

The practical effect on our work is wear. Interior paint in a mudroom or back hall in the preserve area needs a scrubbable finish, not a flat one. Door hardware on the barn-side entry takes more cycles in three months than a front door takes in three years. Screens want checking every season. We plan for that rather than treating a preserve home like a house in Greenview Shores.

Storm Season and the Wide-Open West End

Wellington sits inland with long open sightlines across the preserve and the water management canals, so wind gets a clean run at things. Hurricane season is June 1 to November 30, and the May list here is longer than it is on the coast: storm panels up on the houses that have them, patio furniture and planters stored, loose items off the pool cage, gutters cleared before the summer rain, exterior caulk lines checked.

October reverses it. Panels come down, filters and batteries get swapped, touch-up paint goes on before tenants arrive, and the season starts over again.
