How the job runs

  1. Step 1

    Walkthrough and written quote

    We look at every room you want painted, check the existing sheen, and note water marks, hairline cracks, and any spots that need a primer first. You get an upfront quote listing rooms, surfaces, and finishes before anything starts.

  2. Step 2

    Prep day

    Furniture moves to the center and gets covered. Floors get protection at the entry and through the work area. We wash walls, sand glossy trim, caulk gaps, and prime the spots that need it. In a condo, this is the day we clear access with the front desk.

  3. Step 3

    Paint and final walk

    Cut in, roll, and coat until coverage is even, usually two coats over a color change. We put the room back, pull tape the same day, and walk the job with you under a light so you can point at anything you want touched up.

Why interiors here behave differently

Palm Beach County interiors live at high humidity almost year round. Air conditioning pulls moisture out of the air but not out of the wall assembly, so bathrooms, laundry rooms, and any room on a north facing exterior wall hold damp longer than the same room would up north. Paint applied over a damp or dusty surface releases early, usually along the ceiling line and above the shower.

Salt air gets in through sliders and screened patios and leaves a fine film on trim and door edges. It is invisible until you wipe it. Painting over that film is the single most common reason a repaint in a coastal condo peels within a season. Washing the surface first is not an upsell here, it is the reason the work holds.

Condo buildings and association rules

A large share of the county lives in association governed buildings, and interior work in those buildings runs on the building's schedule, not ours. Most set quiet hours, which means sanding and hammering start mid morning, not at seven. Many require elevator padding and a reserved freight window before anything gets carried up. Almost all want a certificate of insurance on file before a technician is allowed past the front desk.

We handle that paperwork ahead of the first day rather than on it. If your building requires a work order posted with management, tell us the manager's name at the quote and we will send it. In older buildings with open catwalks, we also plan where we stage buckets so we are not blocking a neighbor's front door for a week.

Older walls and 1970s to 1980s condo stock

Communities like Century Village in Boca Raton and West Palm Beach and Kings Point in Delray Beach were built between the early 1970s and the mid 1980s, and their interiors show it. Interior partitions are typically light frame with a skim coat, while the exterior walls are CBS block finished on the inside. That mix matters, because a fastener that grabs fine in a partition wall does nothing in block, and a patch that flashes on one wall type will flash differently on the other.

Ceilings in that era are usually popcorn or a heavy knockdown. Sound texture takes paint well with a thick nap roller and a slow pass. Texture that crumbles when you press it, or texture of unknown age, we leave alone and tell you so rather than sanding it. Newer stock in the Valencia communities west of Boynton Beach and Delray Beach is smoother and faster, and we quote it that way.

Timing around the season and the storm calendar

Seasonal owners tend to book interior painting in two windows. October through December is the open the house window, when a unit that sat closed all summer gets its stale rooms freshened and its water marks covered before family arrives. April through May is the close the house window, when the place is empty, nobody is stepping on wet trim, and we can run a full unit in a few days.

Storm season runs June 1 to November 30. Interior work is not weather dependent, but access is. If a named storm is coming, buildings restrict deliveries and elevators, and empty units get sealed up. We schedule around that rather than promising a finish date we would have to break.

What we do that makes the finish last

We wash before we sand, so the salt film goes down the rag instead of into the surface. We caulk the joints where trim meets wall, because those open up as the frame moves through the wet season. We spot prime every patch, since a bare patch under one topcoat is what makes a wall look blotchy in raking afternoon light. In wet rooms we use a finish rated for moisture and scrubbing.

We also leave you labeled leftovers. A quart marked with the room and the sheen is worth more than any warranty language when a suitcase clips a hallway corner two seasons from now.

Can you paint my condo while the association has quiet hours?

Yes. We plan the noisy steps, sanding and any patch work, for the hours your building allows and do quiet work outside them. Tell us the building at the quote and we will confirm the rules with management, including elevator reservations and padding, so nothing gets turned away at the front desk on day one.

Do you need to be there while my unit is painted if I am up north?

No, and a large share of our interior work happens in empty units. We coordinate access with your management company or the front desk, send photos as rooms finish, and lock up each day. You approve colors and finishes in writing before we start so nothing is decided without you.

Will paint hold up in a Palm Beach County bathroom?

It holds if the prep is right. Bathrooms here stay damp long after the shower is off, so we wash the surface, treat any mildew spotting, prime bare or stained areas, and use a finish rated for moisture and scrubbing. Skipping the wash is the usual reason a bathroom ceiling peels within a year here.

Can you match one wall instead of painting the whole room?

Often yes. We can bring a chip or a small cut sample to get a match, but you should know that a repainted patch on a wall that has aged in South Florida sun rarely disappears completely. On a wall with a window, we usually recommend painting corner to corner so the eye has nothing to compare.

How long does a typical two bedroom unit take?

Walls and ceilings in a two bedroom unit are usually a two to three day job, longer if trim and doors are included or if there is heavy patching. We give you a day count in the quote, not a range, and we tell you which days are prep and which are paint so you can plan access.

Do you paint popcorn ceilings?

We repaint popcorn and knockdown ceilings when the texture is sound. If it flakes under light pressure, or the building is old enough that the texture's age is unknown, we do not sand or scrape it. We will tell you what we found and let you decide whether to bring in someone who tests and handles that work.
