Handyman, Painting & Lock Services in Boynton Beach

Boynton Beach grew up in bursts, and you can read every one of them from the street. The city incorporated in 1920, platted Lake Boynton Estates as its first planned subdivision in 1926, then more than tripled in the 1950s. Leisureville, Sterling Village and Hampshire Gardens came with that wave. The 1980s pushed the city west along Boynton Beach Boulevard and Congress Avenue. Palm Home Pros works all of it: interior and exterior painting, lock and rekey services, TV mounting, furniture assembly and the small repairs in between, quoted up front.

Working in Boynton Beach

Housing stock

Boynton Beach housing comes in three clear layers. Concrete block houses from the 1950s and 1960s fill the older city around Golfview Harbour and Chapel Hill. Condo and villa stock from 1969 through the mid-1980s dominates Leisureville, Village Royale, Sterling Village and Hunters Run. West of Jog Road the homes are 1990s and newer with drywall interiors and tall ceilings. Anchors go into block in the first two.

Associations and access

Almost every older Boynton Beach address belongs to a condo association or a 55+ community, and the newer ones west of Jog Road belong to gated homeowner associations. Expect an approved exterior color palette, an architectural form for street-facing changes, a certificate of insurance filed with the management office and posted work hours. Gated communities run a visitor list at the guardhouse.

Leisureville, Village Royale and the 55+ core

Palm Beach Leisureville, off Golf Road in 33426, has been going since 1969 and now holds more than 1,800 single-family homes plus around 500 condo units around an 18-hole course. Village Royale on the Green adds 880 condo homes built between 1969 and 1983, most of them one or two bedrooms between roughly 730 and 1,150 square feet, with two clubhouses. Together that is thousands of units built for people who did not plan on climbing ladders.

The work these communities generate is small, frequent and specific: a rekey after a resale closes, grab bars and handrails in a bathroom, a TV brought down off the wall and put back after a repaint, closet shelving that has sagged, blinds replaced, caulking redone around a tub surround. We schedule several of them in one community on the same day so the trip makes sense and you are not waiting a week.

Hunters Run, Quail Ridge and the gated club communities

Hunters Run started going up in 1979 and holds roughly 1,649 homes across condos, villas, townhomes and single-family houses inside a gated country club. Quail Ridge is the same idea a little further west. These are 1980s planned communities in CBS block, with barrel tile or shingle roofs and an association that has an opinion about the color of your front door.

Practically that means an approved exterior palette, an architectural form for anything visible from the street, a certificate of insurance on file with the management office, and a name on the visitor list at the guardhouse before a truck rolls up. We deal with all of that before the appointment. A repaint or a mount that takes two hours should not cost you a morning at the gate.

The 1950s and 1960s block houses: Golfview Harbour, Chapel Hill, Lake Boynton Estates

Boynton Beach went from 2,542 people in 1950 to 10,467 in 1960, and the houses from that decade are still the backbone of the older city. They are concrete block with a thin skim coat inside, terrazzo or tile floors, single-pane aluminum window frames and low ceilings. Lake Boynton Estates, platted in 1926, is older still and has some of the earliest stock in town.

That building era decides how we work. Every wall anchor is a masonry anchor, because there is no wood behind the finish to hit. Old picture hooks and anchor holes telegraph through fresh paint unless they are filled and spot-primed. Interior doors are narrow, so a wardrobe or a bookcase gets built in the room rather than carried in whole.

The beach side, the marina and salt air in 33435

East of Federal Highway toward the Boynton Harbor Marina and the Intracoastal, corrosion sets the maintenance calendar. Entry hardware pits, hinge screws seize, sliding patio door locks bind, and exterior paint chalks years earlier than it does three miles inland. Plated hardware is a false economy here, so we specify coastal-rated finishes on any lock or hinge we touch on that side of town.

Condo buildings along this stretch also carry Florida's milestone inspection obligation, which applies to condo and cooperative buildings three stories or taller at 30 years, with an earlier 25-year timeline where the local enforcement agency requires it near the coast. Boards budgeting for that push cosmetic work down the list. The small repairs inside units still need doing, and that is our end of it.

West Boynton, the 33472 and 33473 addresses

West of Jog Road the map changes again. The Valencia communities and the other gated developments out here carry Boynton Beach postal addresses but sit outside the city line in unincorporated Palm Beach County. The homes are newer, mostly 1990s through the 2010s, with drywall interiors over block exteriors, higher ceilings and larger great rooms than anything east of I-95.

That changes the job list. Out here it is large-panel TV mounts on tall walls, whole-house interior repaints in one color, closet systems, full furniture builds after a delivery, and smart lock installs so owners can let a cleaner in without driving over. It is the same trade with a different set of problems.

Questions from Boynton Beach

Do you work inside Palm Beach Leisureville?

Yes, regularly. Leisureville has more than 1,800 homes plus condo units, and the jobs there are usually short: a rekey, grab bars, a TV mount, closet shelving, blinds, caulking. We batch several appointments in the community on the same day, which keeps the schedule tight and means you are not waiting a week for a one-hour job.

Can you install grab bars in a Village Royale on the Green condo?

Yes. Those units date from 1969 to 1983 and the bathroom walls are usually block or block with furring, so a proper masonry anchor is essential. A bar screwed into a thin finish layer is worse than no bar at all. We locate solid material, anchor into it, and load test the bar before we leave.

How do you get into Hunters Run for an appointment?

You or the management office adds us to the visitor list, and we send a certificate of insurance and any vendor form ahead of time. Hunters Run is a gated club community with posted work hours, so we book to fit them. Sorting that out in advance is why our first visit is almost never wasted.

Do you cover the west Boynton addresses in 33472 and 33473?

Yes. Those addresses are Boynton Beach for postal purposes but sit outside the city line in unincorporated Palm Beach County, and we serve them the same way. The houses out there are newer, with drywall interiors and tall ceilings, so large TV mounts, whole-house repaints and closet systems are the common calls.

What can you do for hurricane season on a Boynton Beach house?

Season runs June 1 through November 30. We put your existing panels up when a storm is named and take them down afterward, clean and lubricate the tracks, secure patio furniture and planters, photograph the property before it closes up, and check batteries and locks. Permanent storm protection goes to the licensed trades we refer out.

Can you rekey a Boynton Beach rental between tenants?

Yes, and it is one of our most frequent calls in 33435 and 33436. We rekey the existing cylinders so every old key stops working, cut a fresh set, and check that the strike plate is anchored into the jamb with long screws. Mailbox and storage locks can be handled on the same visit.
