We measure backset, bore, and door thickness, and check how freely the bolt throws, because a smart lock struggling against a misaligned door will flatten batteries and eventually fail to lock. If you have not bought yet, we tell you which style suits your door.

Every smart lock we install is battery powered. The lock runs on its own batteries, connects to your home network or your phone over a wireless connection, and needs no wiring of any kind. That is a deliberate boundary. Hardwired access hardware, controlled entry strikes, and building entry systems are a different trade and go to the licensed trades we refer out.
The practical benefit for you is that installation is quick, reversible, and does not touch the building. In a condo unit, that matters, because a battery lock on your own door does not involve the association's systems and does not require anything to be run through a wall.
Three groups get real value here. Rental owners, because a code can be created for a guest, set to expire, and deleted, which ends the key handoff problem permanently. Seasonal owners, because a cleaner, a home watch visitor, and a family member can each have their own code and you can see and change them from wherever you spend the summer.
And families caring for an older parent. Roughly a quarter of this county's residents are sixty five or older, and a keypad removes the problem of a key that is hard to handle or easy to lose while still letting a daughter or a caregiver get in without a spare hidden outside. A code you can delete is safer than a key under a planter.
Coastal conditions are hard on any exterior hardware, and a smart lock is no exception. Salt aerosol attacks the finish and works into a keyway, and direct afternoon sun on a west facing door heats the exterior housing well past what a unit sees in a mild climate. Both shorten battery life and can cause a keypad to behave oddly.
Two things help. Choosing a unit rated for exterior exposure rather than an indoor rated product on an outside door, and making sure the bolt moves freely so the motor is not fighting a misaligned door on every cycle. A lock that has to force the bolt will eat a set of batteries in weeks instead of months, and in an empty seasonal unit that means arriving to a dead lock.
It does not replace a properly anchored strike plate. A smart lock fitted to a door whose strike is screwed into trim is exactly as easy to force as the dumb lock it replaced. We replace and anchor strikes as a standard part of installation for that reason.
It also does not survive a dead battery gracefully unless you plan for it. Keep a physical key if the model has a keyway, know where the external battery contacts are if it has them, and change batteries on a schedule rather than waiting for a warning you will not see if you are in Michigan. We show you all of that at handover.
The reason to have us set it up rather than doing it yourself is the code discipline. Every code gets a label, so months later you know which one belongs to the cleaning service and which to the neighbor who waters plants. Codes that should expire get set to expire. The account goes in your name, not ours, and we never keep a code.
For seasonal owners closing up in April or May, the last step is deleting the codes you no longer want live over the summer and confirming fresh batteries. For owners arriving in October through December, it is the reverse, plus a rekey of any remaining traditional cylinder while we are already at the door. If you use a management company or a cleaning service, we label their codes to match the names on your own schedule so nothing has to be worked out later.

Usually, if the door is already bored for a deadbolt and your association does not set the hardware finish for doors facing common area. Battery locks do not involve building systems, which makes them easier to approve than anything wired. We check the building rule before fitting anything visible from a catwalk.
It depends on the model. Many keep a keyway so a physical key still works, and some have external contacts that let you power the keypad long enough to open it. We make sure you have whichever fallback your lock offers and that someone local can use it, rather than leaving that to be discovered at the door.
No. Gate hardware and building entry systems belong to the association and are handled by their own provider. We install on your unit or home doors only. We also do not do camera, alarm, or monitoring wiring, or any automotive work.
