The historic districts: El Cid, Flamingo Park, Old Northwood

Golden Lakes Village sits nearby with 1,888 homes across two phases, built between 1974 and 1992 as attached villas and two-story condo buildings. That is the bulk of what we do in this part of the city.

Flagler Drive towers and the Intracoastal edge

The 33401 waterfront towers face a different problem: salt air. Sliding door rollers seize, patio locks corrode, hinge screws rust out of soft frames and exterior hardware chalks years before anything inland does. Lands of the President adds low and mid-rise condos, townhomes and villas around a golf course. These are planned communities of the 1980s through the 2000s, built in CBS block with barrel tile or shingle roofs.

The pattern out here is guardhouse access, an approved exterior color palette, and a board that wants to see the color chip before a brush touches the wall.
