How the job runs

Color and approval check
Before quoting we ask which association you are in and whether you already have an approved color, an architectural review form, or a violation letter with a deadline on it. If you do not, we help you get the palette from management so we are quoting a color you can actually use.

Wash, seal, and prime
The whole surface gets washed and left to dry. Then we caulk control joints and window perimeters, seal hairline cracks, and prime chalked or bare stucco. On a coastal property this stage takes longer than the painting itself and it is what decides how long the finish lasts.

Coat, photograph, and walk
Body, then trim, then doors, working with the sun rather than against it. We photograph the finished elevations for your records or your board packet and walk the property with you before we pull equipment off the site.
What sun, salt, and rain do to a Palm Beach County exterior
Exteriors here take a beating from three directions at once. Ultraviolet light breaks the binder down on south and west elevations first, which is why one side of a house chalks while the other still looks acceptable. Wind driven rain from June 1 through November 30 pushes water into every open joint. And within a few miles of the ocean, salt aerosol settles on the wall and stays there until something rinses it.
The practical result is that the same paint that lasts a decade in a dry climate gives you far less here if the wall was not washed and sealed first. When we quote an exterior, most of the labor line is prep. That is not padding. Coating over chalk and salt is the reason a house repainted two years ago is already streaking above the windows.
CBS block and stucco, which is most of the county
The dominant housing stock across Palm Beach County is CBS block finished in stucco, from the 1960s ranch homes near the coast to the Valencia communities out west and the acreage homes in Loxahatchee and The Acreage. Stucco over block moves differently than wood frame. It develops hairline cracks at control joints and at the corners of window and door openings, and those cracks are where water gets in.
We seal those before topcoat with a flexible sealant, not with paint alone, because paint bridging a moving crack splits again by the next wet season. Where stucco has spalled or a patch has been made with the wrong mix, we tell you what we see and note it on the quote. Full stucco rebuild is a different trade and we will say so rather than painting over a problem.
HOA palettes, approvals, and violation letters
Most communities here publish an approved color palette, and many require an architectural review submission before a brush touches the wall. That applies to front doors and garage doors as often as it does to body color. In condo buildings, an owner painting a unit door a color not on the list is one of the most common violation letters issued, because the door faces a common catwalk.
If you already have a letter with a cure deadline, bring it to the walkthrough. It usually names the approved color and the date, which is everything we need to schedule. If you are choosing fresh, we get the palette from management first. We do not guess at a color and hope the board agrees later, because repainting a rejected color is on the owner, not the board.
Scheduling around the wet season
Exterior painting between June and November is a game of morning windows. Afternoon storms are routine, and a coat that has not flashed off before the first band arrives will run. We work early, watch the radar, and stop rather than gamble a wall. Winter and spring give longer working days and are when most full exteriors get done in this county.
Seasonal owners often want the exterior handled while they are away, which works well. We photograph progress, send it, and finish before the April or May close up visit. If a named storm is in the forecast, we secure the site, pull equipment, and pick the job back up after, rather than leaving ladders and staging on a property nobody is watching.
Doors, trim, and the details people actually see
From the street, a house reads by its door, its garage door, and its trim lines. Those are also the parts salt air ruins first, because the hardware, the threshold, and the frame all sit at the point where wind driven spray lands. A front door refinish with the hardware pulled, the edges coated, and the weatherstripping replaced makes a bigger difference than another coat on the body.
We pull knobs and deadbolts rather than taping around them, coat the top and bottom edges of the door where water sits, and reinstall the hardware once the finish has cured enough to handle. If a lock is worn or seized from salt, we can rekey or swap it while the door is already off its hardware.

How close to the ocean can salt air damage a fresh coat?

It is not the paint that fails, it is the bond. We wash and rinse the entire surface first so the coating is sticking to the wall instead of to a salt film.
Do you handle stucco cracks before painting?
We seal hairline cracks and open control joints with a flexible sealant before topcoat, because paint alone bridges a moving crack for one season at best. Spalled stucco, failed patches, or anything that suggests water is moving behind the wall gets noted on the quote and referred, not painted over.
Will you paint a three story building exterior?
We paint walls, doors, and trim on low rise buildings and homes. We do not take rooftop coating or painting work above three stories, which sits under a separate local requirement in Palm Beach County. If your building needs that, we will tell you plainly rather than bidding it.
