Riviera Beach was incorporated as the Town of Riviera in September 1922 and became a city in 1959. It is really two places joined by a bridge. The mainland is 1950s and 1960s single-story CBS block with terrazzo under later flooring, low rooflines and jalousie-era window frames. Singer Island is mid-rise and high-rise concrete condominiums, many dating to the 1960s through the 1980s, with aluminium sliding doors and painted concrete balconies. Both are masonry, so anchors do the work, not studs, and salt reaches the hardware on both sides of the lagoon.
Associations and access
Singer Island associations run tight and it pays to know their rules first: service entrance and service elevator only, elevator reserved in advance, certificate of insurance filed with management, set work-hour windows, and approved finishes for anything visible from a catwalk or balcony. Mainland neighborhoods like Park Manor and Riviera Beach Heights are mostly free of association review.
Two Riviera Beaches: the Mainland and Singer Island
The mainland city is mid-century. Park Manor is known for its 1960s Spanish-style homes near the ocean, Riviera Beach Heights mixes single-family houses and apartments, and Pleasant Heights sits near Cunningham Park. These are modest block houses with low rooflines, terrazzo under decades of flooring, original hollow interior doors and window frames from the jalousie era. The jobs are practical: interior and exterior repaints, patching, door and lock work, grab bars, shelving, blinds, mounting.
Singer Island is the opposite. Named for Paris Singer, it was cut off from the mainland until a wooden bridge went in from Riviera Beach in 1925. Today more than twenty condo complexes line a four-mile stretch, and many of the towers are two or three times the height of anything in Juno Beach or Jupiter. Ocean Walk, the retail strip at the municipal beach, is the island's centre of gravity. Working there is high-rise work, and it runs on the building's rules.
High-Rise Work on Singer Island
Every tower has its own system, and ignoring it costs a day. Service entrance rather than lobby. Service elevator booked in advance. A certificate of insurance filed with the management office. Work-hour windows that often close early in the afternoon and shut entirely on Sundays. Padding in the elevator before anything long or heavy goes up. We handle all of that before we load the truck rather than after we arrive.
The work itself is condo work. Interior repaints between owners or tenants. Sliding glass door hardware that has seized in salt air. Locks rekeyed after a season of renters or a cleaning-service change. TVs mounted on solid concrete walls. Grab bars in a guest bath. Blinds and curtain rods on tall sliders. Shelving and closet systems for owners who are here three months a year and want the storage to work.
Park Manor, Riviera Beach Heights and Pleasant Heights
The mainland neighborhoods carry a different problem. Salt still reaches them off the lagoon and the inlet, but the housing is fifty and sixty years old and mostly owner-occupied or rented long term, so deferred small repairs stack up. Exterior paint chalks on the south and west walls. Sealant around window frames opens. Interior doors swell with humidity until latches miss. Original knobs and strike plates wear until a door no longer locks reliably.
None of that is dramatic and none of it is expensive to fix on its own, which is exactly why it sits. Do you work in the Singer Island condo towers?
Yes. We file a certificate of insurance with the management office, book the service elevator, and work inside the building's hours, which in many Singer Island towers end early in the afternoon and exclude Sundays. Tell us the building and we will confirm its rules before the visit, because arriving without an elevator reservation on a four-mile strip of high-rises simply wastes your day and ours.
What does Singer Island salt air do to locks and door hardware?
It gets inside everything. Cylinders on ocean-facing doors stiffen and eventually seize, hinges bind, and the rollers and latches on aluminium sliding doors corrode until the door takes two hands. Rekeying and lubricating exterior cylinders on a schedule is far cheaper than replacing hardware. On sliding doors we clean and service the track and hardware first, and only recommend new hardware when servicing will not hold.
